Before you focus on the mechanics for how the release would be documented in the public record you need to have the legal right to trigger a release. The restrictions were put there for a reason. I suggest you speak with a real estate attorney who is competent in the area and follow their advice for what needs to be done. Wanting to remove the restrictions is not sufficient. Mechanically, you have to record another paper that references the original deed (and parties) and clearly states that the restriction is released. The recorder will note the change in the index and possibly directly upon the original instrument.
A title search of the index (by party or tract, in some places) will turn up both documents, which will be read as a whole.
