You find the items at these locations:
1) Draught of the Dead - in the basement (fix steam pipe)
2) Ice - get the ax from the suit of armor to chip some out)
3) Chalice - in the attic: drop the spider to scare the witch, ride broom into attic
4) Lantern - speed up the clocks, alternating, til they strike midnight at the same time
There is kerosene in the basement to fuel the lantern. The ghost cat (right of the kitchen) will further inform you.
