If you owe money on a home you should hold title. A deed is the document that is publicly recorded. It signifies that you have an ownership interest in the real property described in the deed. It is not required that you have a deed, but it is not technically your house if you do not have a deed since you are not on title. It is not good to have a mortgage on a home that you don't own. Typically this can only occur if you sign a Quit Claim Deed that takes you off title. When you purchase a house it is the most critical part of the transaction since it is the document that actually transfers ownership.

You register at the Pennsylvania Dept. of Transportation, and you will require 1.a certificate from an Attorney testifying there is no mortgage, judgement or lien on the mobile home 2.The form, ''Receipt For Mobile Home Title Cancellation,'' properly endorsed by the Department and issued by the owner who intends to transfer the mobile home. 3.The deed to the land indicating ownership of the mobile home by the owner who intends to transfer the mobile home. (in this case, I'm unsure what happens if the home is in a Park)

A modular home is permanently attached to the real estate and therefore ownership would be acquired and transferred by deed.Ownership of a mobile home is evidenced by a certificate of title. Once the mobile home is purchased it can be installed on a rented lot on another person's land. When the owner wants to sell, she must sign over the title to the new owner and a new certificate of title is obtained through the DMV in most states. It may be because that in most(all?) states mobile homes are registered with the department of motor vehicles and ownership is titled through that agency. As such, the dealer would have to file a transfer of ownership from him to the purchaser in order to get it removed off of his records (and taxes) and onto yours. Any tax documents are filed under your SSN.
Home ownership is shown by Deed, which you should have received when you obtained the property and which should be filed with the County Clerk.
