Change the locks
The title and deed have nothing to do with the loan. Nothing. So anyone you agree to can be on the deed but you and your dad will be financially responsible for the house. In my opinion, MY opinion, it is foolish to have "a boyfriend/girlfriend" on a deed to a house. It is very easy to get in civil court trouble this way. I would also surmise that your dad would not agree to this situation. Y-THINK-Y
No rights.
You have a problem. How did he "force" you to sign? Courts can't do anything about bad judgment on your part. Unless you can prove fraud or force in court, he must sign a deed. You may need to file a petition for partition and buy him out. Seek the advice of a lawyer.
After the major deed, he set off home and started to wank himself off in the toilet.
No. The mortgage will need to be paid off and refinanced to free you from the obligation. Do not convey your interest to your boyfriend until he has been approved for a refinancing and make certain your deed is part of that same transaction. You will want indisputable proof the mortgage will be paid off and a new mortgage recorded in your boyfriend's name only. Only then should you sign a deed. The matter should be handled by an attorney who can look after your legal rights.A mortgage is an iron-clad contract you signed with the bank promising to pay a considerable sum of money it loaned to you. There is no way you can "take your name off the mortgage". If you sign a deed now you will be responsible for paying a mortgage on land you do not own.
Unfortunately, if the property was not owned by your boyfriend at the time of his death then his gift to you in his will is null and void. You cannot give what you don't own. If the property is in his daughter's name by virtue of a recorded deed then she is the owner of the property. Perhaps you should have the situation reviewed by an attorney.
DEED.

The ONLY reason a person would request that you not be on the deed and mortgage would be to INSURE that you would have no legal right to the property. If he expects you to help pay the mortgage you would be paying for property you do not own. You and your boyfriend are not buying a house. Your boyfriend is buying a house and he wants you to help him pay for it. You would be entitled to nothing when the property is sold.
Well if your not making him sammichs than he damn well can.
Sleep with his best friend and call him during the deed. Unless, of course, that is the type of girl he wants.
"Own a deed? Not a cat? A new not a deed now, a no deed, a catton?"
