Not necessarily: he can have the carpet professionally cleaned.
No, there is no requirements to replace carpet, ever, as long as it doesn't pose a health issue.
Some places have certain stipulations for how often carpet must be replaced in a rental unit. Others will replace only when it is needed. Call someone locally to learn your tenant rights.
Only if required for health or safety reasons, or if they want to make the tenant's stay more pleasant.
The landlord can never charge for normal wear and tear. If the carpet is unfit for further use after 4 years, that's abuse, not normal wear and tear. If, however they just show their age, you cannot be charged, your duty is to have it cleaned, that's it. A landlord is only obliged to replace carpet that is no longer fit for use and that is not tied to any number of years, it is all about the condition.
Yes under these conditions. If I was a prospective renter and the landlord wouldn't clean or repair a damaged carpet. I would rent some place else.
This is dependent on the terms of your Landlord-Tenant agreement which I suggest you consult. These agreements differ from person to person.
A landlord reference letter is a letter of reference to be signed by previous landlord and give to a tenant who's relocating somewhere else. Examples of this can be found on the internet.
The possessive forms are landlord's and tenant's; for example:The tenant's apartment is the best one in the landlord's building.
Depending on the landlord, the results will vary. However, most landlords will not return your safety deposit AND charge you the price to replace whatever has been broken. And sadly, they are in full rights to do so...
If the landlord furnished to tenant the window blinds, then he has the obligation to replace them if they fail, unless the tenant broke them.
Sure, for back rent, at least.
I always thought it was down to the landlords discretion, unless it was stipulated in the lease when you signed it that it was done every ten years? Most leases probably state that any fixtures/fittings/carpet wear are down to the tenant? I guess that is what you pay a deposit for? if after 7 years the carpets are worn out the landlord can either make you pay or take it out of your deposit?
