typically a grandfather clause only applies to the owners or users of a property at the time of the "change" in an ordinance, etc. which makes the use 'non compliant". so typically, the sale of the property would 'end' the non conforming use, and the new owners would take title subject to the 'new' existing rules and laws concerning the use of the property.
