Yup. Same thing happened to me. They periodically re-evaluate, and some time between making the offer and closing, FEMA rezoned us. There was a puzzling moment as I was on the phone with the mortgage person, my old certification in front of me and the udpated one in front of her, not realizing we were looking at two different documents. You won't be able to get a loan on your home without it. They need to know that if that darn 100-year flood event happens, they have an asset they can reclaim if you fail to make your payments, whether that asset is your house or your flood insurance payout. They survey to prove that we weren't in the zone was more costly than 8 years of flood insurance payments, so we just went with it. I'm surprised your main mortgage holder hasn't come back at you to insist you have it already.

There are different coverages under an auto insurance policy like the liablity coverage,-(PPI) comprehensive coverage and collision. You switched the insurance and so the new car has only the coverage which you had opted for in your old car which might have been only the liablity - mandatory coverage. Thus technically you had insuracne coverage sufficent to abide to your state rules but your car was not covered for own damges of comprehnsive damage to the car. Hence the insurance company is saying that you do not have coverage. Please check your insurance coverage when you buy a new car and upgrade the same.

That is a statement that has no true answer. Fulfillment is subjective for one thing. If you are referring to equity as assets such those in investment accounts - there are "specialists" that search for ways, study the market place, political climate...on and on, to look for investment vehicles with the greatest return potential. So what does that mean? Potential is the same as saying possible. Sometimes the plan works better than other times. Predictions are not always realized. If we could know any of this FOR SURE, we'd all have total equity fulfillment. I guess I'd say that equity fulfillment is in the eye of the beholder.
