The notary is not supposed to notarize it unless all parties signing do so in his/her presence. To bring in a paper with signatures and ask that it be notarized is not going to happen, unless the notary is going to break the law.

So no, it would not be "binding", unless you had a rogue notary willing to face criminal charges for this. Even then, there are other reasons - that I won't say - that would stop this were it contested.
