If there were no private property rights then there could be no private businesses and that would mean that it would not be a capitalist system.
Investing in real estate is always risky. What investors could do is how to minimize and overcome risk, and that is how property investors play the game and grow their businesses / investments.
If the government unregulated big business many customers may be taken advantage of so that the businesses can make a profit. Another disadvantage to deregulating businesses is the fact that businesses will not always do the right thing, which could be detrimental to consumers and the environment.
I do not see how capitalism could exist without the concept of private property, but I have heard there are some elements of capitalism in socialist countries which do not allow private property, so perhaps it is not essential.
The colonies resented many of the acts that Britain passed in favor of mercantilism. It limited the amount of manufacturing and production that the colonies could do in favor of the mother country. Indirectly led to revolution.
