The Lokhandwala Minerva project is structured as follows:

Basement + Ground + 82 Floor + Terrace

Service - Basement

Parking - 2nd to 16th floor

Podium Garden - 17th floor

Residential - 26th - 79th

Service - 80th floor

Pent house - 81, 82 and Terrace

I think the total is above 1050 ft.

Now, as I consider, this is presently the 3rd tallest building which is approved and is presently under constructions.

Further, it has an iconic design and shape of the building. this designs feels like it is gonna be one of its kind for a very long time.

Coming to the amenities in the building, it is super-luxurious apartments. There are presently only two building which are to provide these kind of amenities (i) Lodha World One and (ii) Lokhandwala Minvera and these are the only two buildings which are above 1000 feet and are still LEED Certified Green building.

World Class extensive amenities includes Lap pool, Kids pool, Yoga room, Spa, Indoor games, Juice bar, Gym that over looks the Racecourse, 2 Squash courts, Salon, Creche Children's play area, Multi purpose hall, Green lawn Cricket Pitch, Mini Theater Society, Security office Games room, Library room, Tuition class room, Business lounge with meeting rooms. Further, it has a Cigar Lounge and Cafe bar with viewing art Gallery on the 60th floor providing a complete 360 degree view while relaxing. There is also valet parking and guest parking and a separate temporary/emergency parking for residents.

Further, each floor has a ceiling height of 12.5 feet (normally most building have a ceiling between 9-11 ft.) The only other building providing a huge ceiling height is Palais Royale. The security is ultra-modern with access cards, security codes, etc.

Additionally, once you move above the 60th floor of the building, each flat has an huge inside-the-house huge Swimming pool on the Sun-deck area. (As I understand this is the only building to provide such huge Swimming Pools inside the house). /this is NOT the same as the jacuzzi in modern house. this is the actual swimming pool.

Lokhandwala will also be providing fully furnished possession (expect wooden furnishings). They will be making a sample flat and show it to the people who have booked already and then you can ask them to modify accordingly.

Plus, the building has water harvesting and such other environmental friendly facilities which not only provide ample supply of water but also saves on other utility costs.

It is worth every penny:

I think the booking price in may-june was around Rs. 18,500 or something + floor rise of rs. 150 from 26th floor onwards + if you move 60th floor a premium of rs. 2000. but when i inquired with a friend of mine in September-October around the time they had launched the price was much higher to: Rs. 22,500 per sq.ft. + Rs. 152 floor rise from 26th floor onwards + after 60th floor premium of Rs. 2000. Shockingly, I just called them up this week (19 november) for inquiry and this is what they told me:

Rs. 27,500 per sq.ft. + Rs. 172 floor rise from 26th floor onwards + after 60th floor premium of Rs. 5000.

But they said that they were not selling anyone the flats above 60th floor. They must only be selling these to the V.V.I.P. So you need to wait until they open the booking for 60th floor onwards for the public. But If you have a reference or somebody on the inside then you can try for those duplexes. I think out of 18 duplex flats 4 of them are sold out already. Though the booking is really HOT even on the lower floors. If you had been to the launch party you would have an idea that apprx. 75 flats of the building are already booked and i presume that they must have had at least a few more 15-20 bookings on the launch day. Considering that they have around 300+ flats, I think 1/3rd of their flats are already gone before they have even actually started construction.

Though if you officially call Lokhandwala up they would be stating that the almost 150 to 170 bookings have taken place but i think those are all investors or something. With some experience with builders you would know that it is difficult to ascertain what is the exact fact.

So on the whole, I think its worth the price when it is providing such kind of luxury homes and when it is one of its kind of building. if i could arrange for some 5-6 crores in the next 4 years then I would definitely book a flat right now either in Minerva or in Palais Royale.
