You can try to lease on even better terms (for you) with a new tenant at a higher rate and longer term or possibly the tenant can sub lease to someone else and pay you that way. ??

If you are buying a new house but still have time left on your apartment lease can you get out of the lease without paying penalties?

Probably not. However, I suggest to you that you negotiate an early termination of your lease with the landlord. Inform him/her that you have purchased a home and that you need to vacate the property before the original term of the lease. offer the landlord to cooperate while the landlord shows the apartment to prospective tenants. Tell the landlord that you are prepared to keep paying rent and vacate the unit only when a new tenant has been secured. Be pro-active, help the landlord. Put up a flyer in your building and/or around your neighborhood regarding your unit for rent. It is most likely that your landlord will be Ok with ending your lease without penalty if he/she has found a replacement tenant, and if you have shown your willlingness to cooperate. Landlords are people too...You'll be amazed how easy it is to get out of your lease without significant cost to you if you appraoch the landlord with the right attitude. Good luck.

How do you braek a lease with an auto finance company?

From my understanding the only way to break a lease is to pay it off or stop paying. The latter suggestion obviously has detrimental effects on your credit. The best way to "break" a lease is to pay whatever payments are left on the lease. Financially this might be a real good idea. If you are still under the mileage for the lease and it is cheaper to pay the remainder of your lease payments, rather than pay the mileage penalty.

If i have evivted the tenant that has paid rent for the month can i keep the rent money?

In NYS - No you can not do so legally. If there had been a lease and the tenant had left prematurely of his own will then you would be entitled to the money owed for the entire remainder of the lease assuming that you were unable to lease the apartment out for that remaining time-frame. However, in such instant, a judge has the discretion to reduce your entitlement. That is, if a tenant left the apartment of his own will eight months prior to the expiration of the lease and you then failed to rent out the apt for that remaining eight month period a judge can say to you "there is plenty of demand for apartments in this district and if you had done your due diligence you could have easily found another tenant within three months of the tenant's departure. Therefore, I am ordering the tenant to give you three months rent beyond his departure date regardless of the fact that there were eight months left on the tenant's lease". The judge isn't restricted to following the terms of the lease. The judge has the discretion to interpret the intent of the law which applies to leases/contracts.

Do you have to return deposit to tenant who broke lease agreement by bringing in pet?

You can use the deposit to cover your costs of dealing with whatever damage the pet did or cleaning that it required. You might also be able to use the deposit to cover costs of terminating the lease and evicting the tenant. Anything that is left must go back to the tenant.

Is a previous tenant allowed to sell property they left in the apt after their lease ends to the new tenant?

That's up to the new tenant. You should have an agreement in writing so the landlord will not be able to charge you for the removal of the property if your deal with the new tenant falls through.

If a tenant left property behind after returning keys to the house does the landlord have to return the items- Can the items be sold or thrown out?

"It depends". If the tenant just locked the doors and left at the end of a lease, gave you the keys, and said nothing about the items, the facts say the tenant intentionally abandoned the items and you can do with them what you want unless your state law says otherwise. If the tenant said anything, that's different. If the lease is not over and the tenant is expected back, that may also be different. You state may have specific laws about abandoned property too.

Is it illegal to spend tenants security deposit for unpaid rent if tenants left early?

No, normally you can spend the money. If a tenant terminates a lease early the landlord can keep the security deposit and sue the tenant for loss if the unit is not re-rented by the time the lease would have expired.

Can landlord deduct from security deposit because a personal belongings were left in the home after lease expiration?

In a situation like this, this depends on what the lease says the landlord can deduct from the security deposit. Most landlords will charge a fee for cleaning the unit after the tenant leaves, unless the unit is cleaned by the tenant, to the satisfaction of landlord.

How do you evict a tenant in Massachusetts who was left in the house after a divorce?

The divorce has nothing to do with the landlord-tenant relationship. And, if there is a lease, and the rent is getting paid, there is no reason to evict. If the rent is in arrears, the landlord should serve the tenant a 14-day notice to quit, then (if needed) buy a summons and complaint from a court and have it served by a constable.

Is a tenant liable for property damage if the landlord left an item in this case a bed frame on the property which the tenant started to use without permission and then broke?

Any item that was present at the time of rental or lease signing, if damaged, is to be repaired to the best ability of the tenant, or if repair is not possible, then the landlord is entitled to collect damages. Before the lease was signed, there should have been a "walk through" with the landlord or their appointed agent, and this item should have been removed from the property before the tenant took possession.
