What you do is this... You tell this guy to go and work on his marriage as you cannot take being this horribly sneaky person anymore. Tell him to try his best to make it work and you will do the same. Then you must have NO contact. Then you both do exactly that-work on your marriages. You both must decide with no external pressure whether to leave your partners or there will be always resentment between you.
After you both give it your best shots to make your marriages work and it doesn't work out, you leave your husband and you start to rebuild your life alone. He does the same. Only when both of you have been through divorces must you consider getting together properly. This is the only way that it can work out to be free of guilt. You know then that you really did gave it your best shot.
The grass will always be a crappy shade of brown if you don't do things right.. For you, for him and for your partners.

The reason I am answering this is because it has happened to me and I am now dealing with the bit after called "what to do when the wife finds out".
My married man and I met 3 years ago and started socialising within the same group. We became a group of very close friends and I was pregnant with my second baby. Neither of us, though secretly unhappily married, thought we would ever start an affair. However, it came out of nowhere and fourteen months later, my MM and I are desperately in love. We adore each other and long to be together. Sadly, 24 hours ago his wife discovered us through MY stupidity and it has been truly awful. He was supposed to have left her this month anyway but by keeping me out of it and just walking away. Instead, she intercepted an email and all hell has broken loose. I feel for her, I really do.
But our relationship has nothing to do with the grass being greener. It has everything to do with finding happiness with a person who ignites you and who you love passionately. No one can help who they fall in love with, despite all the moral guidelines set out by society. What we have done these last 14 months has been wrong but when we're together it feels right to love him the way I do. The wife can't understand how he is one way with her and another with me. He tells me he loves me every day but she says that's not him. I disagree, it's just how he is with ME. He has told my sister he didn't think it was possible to love someone like this, that I am half of him.
Some people may be looking for a short-term solution by starting their affairs. Others may be looking for a thrill. Whatever the reason, there will always be winners and losers but you must go into it with your eyes wide open because the fall out hurts more than you can imagine
