It means that the parties listed in the agreement are the only ones who are a part of this agreement. For example, the seller agrees to sell you his house, you may decide you don't want to buy it, but your sister does and assign the contract to her. This would not be allowed to happen. An example on the buyer's side would be if a buyer has a contract to purchase a new home from a builder. That builder cannot decide he is too busy and get a different builder to come and build your house. This way both parties are assured as to who they are dealing with at all times. If both parties do agree, the contract can be assigned or transferred; otherwise not.
