You need to watch the accents here. "Tú sí estás buena" means "You ARE good". The "sí" is used as an amplification of sentiment.

buy using mami then mm at the end the person who said this probably saw a nice looking girl and was letting her know it. this was probably said by a Puerto rican as a Mexican would have used mamacita and buenota probably would have whistled after the mm.
