Estoppel essentially is the concept that prevent a person from denying anything, if something has been established as fact in a court of law. This comes from the Old French term estoupail, which means stopper plug.

The correct term is estoppel letter. An estoppel letter is prepared and signed by the HOA that states any common charges or special fees that are due on a unit up through a certain, stated date.
