the architect is in your court. some charge by how much is spent to do the job but try to find one that will do the design and get you ready to submit the plans to building department (code department, et al)

Builders can act as an architect but sometimes still like the fox guarding the henhouse. architects still screw up too.. we had one, who we told we wanted to have lots of glass on the south side..he had so much glass that the furniture would have baked from the back or else we had nowhere to put furniture. so on has to watch them too.
