It is pointless to state a 'book' value. I have found from looking at hundreds of mobile homes that the value of each depends on the condition it has been kept in. many things can go wrong and are never fixed. - The condition of the park also has an effect on value. Every individual home must be inspected rigourously to get a realistic value

That depends entirely on the condition and location of the mobile home just as it would to a regular house. - I have inspected dozens of mobile homes and seen many variations from the "book value'. Things like the plumbing and electrical wiring are often ignored by realty evaluators. - But if there's a new fridge, they'll surely note that.( -It's in their interest to get as much for the home as possible).Location is also a big item. -In the area where I live now you can see a mobile costing 49,000 in one park and asking 69,000 in a nicer park.
Approximate value of a mobile home is an interesting question. There are many factors to consider before a value can be put on something. A few questions that need to be asked before approximating the value are: What condition is the mobile home in cosmetically (inside and out)? Is there any rot? Are there any improvement done to it? What does the roof look like? What does the flooring look like? And the list goes on. A rough estimate is 10,000-50,000. Notice the huge price difference

The blue book value does not always show the true value of a mobile . The value of any mobile home is dependent on it's condition and where it's located. I see some in quite seedy parks that are for sale for much less than a similar mobile home in a really nice park. -You can ONLY get a realistic appraisal by carefully inspecting mobiles yourself.

we bought a 1989 Fleetwood Mobile Home. At the time of purchase the seller did not tell us that in order to move the MH we would need the flood zoning paper that is usually in one of the bedrooms. It is not there. How do we go about getting that information. We do have the clear title.
