baths then i would at least have a 50 gal. tank. More the better if you could

rating. That way you would never run out of hot water.
The size of the house has very little to do with how big of a water heater to get. How many baths, how many people using them, personal preference as to how long of a shower to take. 30 gallon is standard a lot of the time, but a 40 gallon is not going to use that much more gas or electricity.
