The county values are not always accurate nor do they supply information about the property or its condition. An appraisal can be to your advantage..ie... lowering loan to value thus giving you a better rate & terms. If you made improvements or have upgrades not known to "county" then you should want an appraisal to determine your "correct" current value..which will also be based on current market conditions for you area. Some FNMA/FHLMC programs will exempt you from a standard URAR (appraisal)..if the AUS (automated underwriting system) allows it.
