Paranormal Investigators do a walkthrough for a few reasons.
One is they get familiar with the layout of the house since they will be working in dark to completely black rooms. It also gives them the ability to see where they would like to put up their cameras and other equipment.
Another is to get base reading in the house. Base readings are the initial readings on various equipment that allows the team to recognize if there is a spirit in the room, or it's just the refrigerator.
One reason that many will not admit to, is to see if there is any evidence of fakery. On occasion some people will set up their house to seem like it's haunted with speakers, secret hiding spots, and remote controlled devices.
This also gives the team time to see if there is unnaturally high EMF or Radiation in the house that can cause hallucinations and feelings of being watched, all the way to seizures and black outs.
