Typically your local tax assessor is not in the habit of reducing your assessed value, which ultimately would reduce your tax amount. It is important to see what your local government has for a property description, mistakes often happen. Almost 70% of homes in America are overassessed. The site lowtaxrate.com is a free resource for homeowners to understand their property tax, tax assessment and how to dispute their tax assessment. With the current downturn in the housing market, most homes are over assessed and need to be reviewed, however, do not leave it up to the taxing authority. It is up to you.

I would disagree with the above. The assesments are at a point and time...and don't fluctuate with the market. Also, if all the assessed property goes down (or up), say 25%, it won't make any difference on the tax you pay. (That is because the mill rate, that is the amount of $ per thousand of value, would change equally).

If your property goes down in value because of a change....say you got rid of the extra garage, or took out the pool, notify the assessors and just like your value increases with a work permit to make an improvement, your value would be reduced in these cases.

Do you have to pay social security tax on farmland you sold or is it just income tax?

Social Security tax or self-employment tax is not payable on capital gains. You may also get a reduced rate based on how long you owned the property. I strongly suggest that you go to a professional tax preparer to complete a return with a property sale. You will report this using form 1040 and Schedule D for the property sale if it was not used in a business. If it was used in farming or other business use this will change the forms you are required to file.

What is a property tax sale auction?

Cities and Counties use property tax sales to collect delinquent property taxes. About 4% of property taxes are delinquent each year and this is the method the taxing authorities use to collect the taxes. There are two types of sales, tax lien sales, where they sell a lien on the property to an investor (who will earn a very attractive interest rate and get the property if they are not paid back), and tax deed sales where the taxing jurisdiction sells the property outright. To learn more about tax sales go to the related link.

How do I get property tax information on a house that I want to purchase?

First of all, your real estate agent should be able to get this for you. That being said, most counties have a website where you can look up property information, including property tax records. What you will want to look for is typically referred to as the Assessor's office and go from there. You can get property tax information on a home that you want to purchase by conducting a search through either the Town Hall if it is located in a smaller subburb or by using a property tax search engine such as www.homeinfomax.com

Are liens valid after a tax foreclosure sale?

Tax liens, especially real estate tax liens, take priority. Other liens, such as judgment liens, take a back seat. A property tax taking is often for much less than the property value, and if the debtor does not redeem the property by paying the tax due, the tax sale buyer gets a huge bonus. The other liens, including mortgages, go away, but the debtor still owes the money.
