Hardwood floors require regular and yearly maintenance in order to stay clean and shiny. Floors that are installed with a prefinish or floors that are sanded down and treated with polyurethane or another glossy finish are easily cleaned. Water droplets will bead up on treated floors, but will soak in and discolor untreated flooring. Use a water-based cleaner on treated floors, but either have untreated hardwood floors refinished or consult a floor specialist for acceptable deep cleaning methods.

Regular Maintenance

Wipe any spills immediately so stains and discoloration will not occur. Use a dry mop to remove debris and dust on a regular basis and place throw rugs down in heavy traffic areas to preserve the floor. Place furniture pads under the legs of furnishings to avoid scratches. Cover windows with shades or curtains that protect the floor from the sun's rays and prevent fading or warping. Avoid wearing sharp heals on hardwood floors and expect to deep clean and remove wax on a yearly basis.

Deep Cleaning Finished Floors

Mop or vacuum all dust and debris from the floor to avoid scratches when applying cleaner. Strip any acrylic finish with a commercial stripper before washing, then apply a pH neutral water-based cleaner to remove built up dirt and grime. Another option is to use a wood wash diluted with distilled water to prevent any hard water or mineral streaks on the floor. Apply with a clean cloth and wipe off with another cloth. Start in a corner and work to the other end and avoid walking on the clean floor. It is also possible to use a mop to apply cleaner. Dip the mop into the diluted cleaner, wring until almost dry and apply to the floor. The object is to avoid wetting the floor as much as possible so that water does not seep in between the boards. Apply a water-based acrylic finish with a damp mop and let it dry.

Regular maintenance will keep hardwood floors looking rich and lovely all year round. Deep clean once or twice a year depending on traffic and how it is used. Kitchen floors may need deep cleaning more often than a living room floor. Keeping a hardwood floor neat and tidy will ensure it will last for many years.
