Government assisted housing is available to low-income elderly citizens through three different types of programs: public housing, Section 202, and Section 8. Housing authorities in local jurisdictions handle all cases involving Section 8 and public housing cases, while a non-profit organization is in charge of Section 202 applicants.
- Those people who are eligible for the public housing section of the Government Assisted Housing Program are low-income families that are usually disabled or elderly. Local public housing authorities preside over who gets to live in public housing, and there are strict rules as to who is and is not eligible based on local income charts. These charts should be available through your local public housing authority. Typically, applicants that are approved do not pay more than 30% of their monthly income for rental expenses.
- Section 8 certificates are usually distributed to very low-income families who meet certain requirements, such as having income not exceeding the median income of 50% of that particular area. The families who receive Section 8 certificates are allowed to live in government-assisted housing of their choice, under the rules of HUD.
- Section 202 is housing that is set up to cater to the elderly in that meals, living accommodations, and transportation are all provided by the government. Private, non-profit organizations run Section 202 housing and must pick from applicant families that have very-low income and have at least one person in the household older than 62 years of age.
- Lower housing costs are usually the main determinant as to why elderly families choose to live in government assisted housing, as all three of the aforementioned programs provide significantly less financial responsibility to residents than owning a home or renting an apartment would.
- For most people living in government assisted housing, the quality of the house is also going to be much better than what they would be living in otherwise because they do not have as much financial burden as if they were to own that same home on their own.
- Section 202 housing is nice for seniors from the standpoint that it is just like staying in a nursing home with all of the amenities and perks afforded to assisted living patients.
If you currently feel like you pay too much rent, are elderly or disabled, live in housing that would not be considered generally acceptable, contact your local housing authority to see if you meet the requirements for the Government Assisted Housing Program.

Subsidized housing is a category of housing, including apartments, single family homes and condominiums, that is supported by the government financially. This enables students, the elderly, individuals with disabilities as well as people with low incomes to enjoy affordable housing in areas where they might not otherwise be able to afford to live.Modest rent that is typically lower than market values on comparable units in a neighborhood are among the best benefits of subsidized housing. Another benefit is that subsidized housing is often better maintained than other housing because the landlord receives timely government payments and is subject to surprise reviews, both of which are incentives for the landlord to keep the property well maintained and to do repairs in a timely fashion.Prospective tenants of subsidized housing are less likely to face discrimation based on race, age, color or creed than when applying at privately owned housing because of the government’s Fair Housing Act which is taken more seriously by landlords of subsidized housing who don’t want to risk terminating their relationship with their government subsidizer.Another benefit to being a resident of subsidized housing is less likelihood of having dramatic or unfair rent increases occur. Again as with the issue of keeping the property maintained and doing repairs on a timely basis, landlords know that any major rent increases or other unfair businesses practices meant to discourage tenants from staying or trying to evict tenants will jeopardize their relationship with their government partner.Individuals who have applied for subsidized housing and have been accepted have a better chance of being given priority for any vacancy in a subsidized building versus a privately owned building. A landlord will look more favorably upon an applicant who has been accepted into the subsidy program because he is assured of receiving a large chunk of the rent payment directly from the government every month and on time. The availability of subsidized housing, sometimes called Section 8 housing, will vary from city to city. Applicants can find out if they are eligible to rent subsidized housing by contacting the local branch of the government’s office of Housing and Urban Development (HUD). Income and special needs all play a part in determining whether or not an individual or a family is eligible for subsidized housing. Once an application has been approved, the prospective renter can ask for a list of subsidized housing in the area and start making calls to landlords to determine availability.

I've been Lending on the USDA Rural Housing Loan since 1995 and I know this Program inside and out. In Boone County the dividing line is Hwy 237. Everything west of this line is in an eligible area. In Kenton County, most of Independence and anyything south would be eligible. Richardson Road is the dividing line so generally anything south would be eligible (although there are some small pockets that may not be eligible). In Campbell County, Highland Heights is eligible and anything south would also be eligible. My website at: www.kyfed.com has a USDA Eligibility Link. Clicking on this link will take you directly to the USDA Website where you can type in an actual property address and see if it is eligible. Hope this info helps.
You had better check with our local laws or law enforcement. Spring assisted knives are illegal in almost every jurisdiction that I know of.
