Prefinished hardwood means that it is already finished (w/ stain and Poly) at the manufacturing plant. All you need to do is install it. This contrasts with unfinished hardwood where you install it and then sand, stain and finish it on site.
Installing prefinished is faster since you don't have the extra steps of sanding, staining and waiting for the stain and poly to dry. This can easily add 4-5 days to your project timeline. And, finishing on site is messier.
However, in my area of the country (NY/Northeast), most homeowners prefer the look of when it is finished on site (the floor is smooth vs. microbeveled edges) and it tends to cost a little bit less for unfinished hardwood.

The only reasons for installing unfinished flooring: you plan to stain the floor a color prefinished flooring doesn't come in, or you are planning to really abuse the floor so badly it will need to be refinished frequently. The finish on a prefinished floor is far more durable than anything you can apply yourself.

Buy a prefinished type of wood flooring, it is easily laid and requires a lot less work for an amateur.
Depends on the application really. The prefinished hardwood they are making now is fabulous. I would say, unless you are restoring a historic property, or have a reason to use unfinished, go with the prefinished. You wont have the mess, it will be done quickly, no fumes. Today, the prefinished hardwood floors are excellent and you will not notice a difference if you buy high quality flooring. Another benefit about not staining the floors yourself is that you will not have to breathe unnecessary toxic chemicals.

Laminate would be better than real wood, or Engineered, prefinished if you have to have real wood. In the presence of moisture Ceramic tile or Vinyl flooring would be a better choice than wood. but the heart wants what the heart wants.
You don't need to seal prefinished flooring. Prefinished flooring comes with many coats of factory finish seal which is much stronger than any finish you could apply at home. If the flooring has been down for some years and you feel it needs to have new coat of finish. It needs to be lightly sanded and polyurethane (about 2-3 layers) need to be applied. Once again I would not recommend doing this unless the factory finish has worn down.
