In a short answer, it is a buyers market, meaning there are more people trying to sell right now then people trying to buy. So there is an excess of homes available. This includes bank owned or repo'd homes, which there are a ton right now (and is still growing as people default on their loans). But this is minimal compared to what is called the "credit crisis," in which banks and lenders have toughened their standards on who qualifies for a loan and who does not. This puts many who could have bought a home 5 years ago, out of luck and left to rent. The credit crisis or the credit crunch is the major difficulty faced by home owners and buyers. Hundreds of lenders have closed their doors recently and gone out of business. This includes the big names, in fact just a few days ago IndyMac was frozen by the government and i believe has declared bankruptcy.
