Your again pretty lucky that your considering this venture now. The economy has hit retail pretty hard, so developers and shopping center managers are looking to fill vacant space within their centers, so you should be able to negotiate a good lease with decent terms. Make sure you have an 6 month, 9 month, 1 year, 1 1/2, 2 year lease op-out clause, meaning you can ditch the lease in those time frames penalty free in case the business doesn't work.
