Every state law is different regarding this. Many states require that the items being moved into a storage unit, which the tenant will be responsible for, for a defined period of time. In some states you are allowed to keep the tenant's property, especially if money is owed to you, the landlord; while in other states, like South Carolina, you must remove all the property from the dwelling and place it by the nearest curb, where the tenant can pick it up at his earliest convenience.
