If you do the contracting yourself and depending where you are you could save a lot of money. I just completed a 2nd floor addition that I did all the labor. Included bath, tilework, large shower and gas fireplace. Approximate cost was $ 25,000.00, approx. sq ft= 675 . Generally in the south it's cheaper. Say for example Texas where you would spend on average $60-$80 per square foot.

First, make sure your plans suit the house and will be a worthwhile improvement to the floor plan. The addition should not look like an addition: the flooring, interior and exterior walls should closely match the rest of the house. If you cannot afford to do that, then save your money. Adding a bathroom to the suite will cost more money, but may still be cost effective in adding to the value of the house. As far as doing the work yourself, if it is not a primary skill, you may end up getting in over your head. Better to pay a contractor and carve total costs in stone than get caught with an unfinished project. At $100 per square foot, a 13 x 14 room would cost approximately $20,000.
