Is the Amity Ville Horror based on true events?

The story of the DeFeo family being murdered 1974 by the son is true (though it is disputed whether he acted alone or with others). When the Lutz family moved in they claimed to experience paranormal activities and fled the home (which gained them much publicity). Years later the Lutz's confessed they in fact did not flee because of any paranormal activity but rather for the attention they received. Therefore some parts of the movie coincided with the truth, though a lot of it was fiction and the supernatural part was added because..well because it's a Hollywood Horror film.

It's based directly from the alleged "true" haunting of George and Kathy Lutz and her children when they moved into the house. The original film is based off the book pretty acurately noteably since they did portray the killings commited by Ronald Defeo of his entire family in the house, but no adaptation is ever exact. Despite the famous story, the Lutz's have been pretty well renounced by ghost enthusiasts as simply trying to get rich off of an already proposed theory that the house was haunted and the people who moved in directly after them firmly rejected the idea that the house was haunted, and pointed out A LOT of inconsistencies with what the Lutz's where reporting in the house. The house is located at 112 Ocean Avenue in Amityville which is located in Long Island, New York, but the famous "eye" windows have been removed and they've remodeled a bit to detract from fans showing up all the time to have their picture taken in front of it.
