We don't always understand the mind of God and how He acts with reference to the affairs of men but we do read in scripture that God often chooses certain people for certain roles. I am certain God chose Mary way, way before she ever lived. God intended for the Messiah to come from her family line and He knew when and where He would cause Messiah to come into the world. There may be other ways in which Mary found favor with God, but this is what I understand.
