The value will depend on a variety of factors including the property leases, rental rates, other income derived from the property, the property's occupancy rate, as well as the general market's occupancy rates. For example if the building, which is 2.5 million square feet of space, is 95% occupied with average rents of $40.00 per foot on a triple net basis for all of the leases, the net operating income would be approximately $95,000,000 per year. Further assume that a building of this stature could get a capitalization between 5.0% and 6.0% than the building could be value somewhere between $1.583 billion and $1.9 billion. This number could be even high or lower depending on the factors previously described above.

Again, this is just an estimate, and I do not have all of the facts, but this should work as a general example of how the value of a building can be estimated.
