You just have to ask each individual renter. There is no list I know of that indicates who does or does not do a credit check before renting.

I don't see any way of coming out of this unscathed. If I were you, I'd figure out how much rent the money your husband owes would come to. Explain to your "renter" that you want him/her to move out, but will apply the money owed him/her to what he/she owes in you in rent and will make up any difference in the renter's favor. You might have to put up with the renter for awhile longer. Naturally, you will want to make sure you're on solid ground here .... like, you own the home, or are the lease holder and the renter is not. You can always call the police to effect an eviction. I would expect lots of "conversational elements" that might include "F**K you" or "and the horse you rode in on" or "when monkeys fly out my butt". Good luck

It would depend on the requirements of your new landlord. Since rents are ussually paid in advance it is not like the landlord is issuing credit. The landlord may want to validate the renter ablility to pay and payment history to insure the landlord is renting to someone he will not have to evict in 30 days. I can only speak for California, and in Ca we do not ask for proof of insurance. It's up to the renter to know what they have, and do not have. In Ca the renter is responsible for any damage regardless of fault.
