In some areas you can have residential property and commercial property on the same land. It will depend on what the area is zoned for. Some areas are strictly residential, some are strictly commercial, and some are mixed.
You should not have to pay more taxes on the property but you will be paying more taxes on the people using the property. The property is going to be the same because they go by the land value and that is how they figure out your taxes.
Zoning determines how land can be used. If a land is zoned for a certain type of commercial, it can be used for stores, etc. If the land is only zoned for residential, only homes can be built there. If the land is in a place where there is a high demand for commercial real estate, rezoning the land so that it cannot be used for commercial purposes could reduce the value. (;

Basically the same rules apply: pay the rent on time, keep property in a safe, decent, and sanitary condition. The landlord may not allow certain types of businesses to run in their commercial property, and most don't allow businesses to be run in residential properties.

it depends on the Zoning regulations in your countryfor the City Area like New York City it's ok to have commercial and residential built in the same place or near each other. these are only applicable on areas with compact populationbut for the not so populated areas local governments along with their civil engineers goes with a zoning plan for a livable city... most cities build Central Business Areas for commercial establishments while the surrounding areas were residential houses.this zoning would benefits the community living in the area to avoid community issues such as noise pollution and crimes.
a plumber is more for residential and commercial... pipe fitters work in an industrial setting with heavy duty piping.
Real Estate and Real Property are one in the same. All "REAL" is Land & fixtures attached to the land. All other property would be considered...Personal.
