You mean sell a physical part or an ownership part?

In many places you can't sell a physical part unless you have followed the subdivision regulations (or condo, or whatever applies).

However, you can certainly sell part of your ownership, say, by having someone pay you half of what the property is worth, and then becoming joint tenants on the deed that you grant to you and your new "partner". Similarly, you can grant various easements, tenancies and liens to others, presumably for money (i.e., "sale"), which undermine your fee simple.
