First, go to the left of Edison's workshop outside. There, you will see an automobile of some sort. Click on the motor to make it run. Let it move on it's own. It will stop at a base of a large tree. Get on the seat of the automobile and jump on the limbs of the tree. Climb to the very top. If you jump off the limb at the top, you should land on the roof of the house. go to the second chimney. There will be the broken stone (the item needed).
