Fixing a leak You should first check fan vent outlet on roof - should have a flapper of some kind that may be stuck open or have a hole in it. If it only leaks when it is raining that is first clue. One other possibility is the vent pipe is running through cold attic causing condensation - you can wrap vent pipe with insulation to solve that one . Shorten distance of fan vent, too much condensation to evaporate before running back to fan.

Often bathroom vents will drip due to condensation in the vent pipe. As the warm, moist air from the bathroom is drawn by the fan into the pipe in the cold attic the water in the air condenses and drips back down through the vent. 20 feet is a long way for a bath fan to push the air so it has plenty of time to cool off. Solutions include insulating the vent pipe (fiberglass taped on with duct tape),or shortening the run of the pipe and having it run horizontally and exit out the side of the house. Letting the fan run for a few minutes before steaming up the bathroom may help by getting air flowing and the vent pipe warmed up a little bit.
