Must the person who takes a rent abatement put the abated rent in escrow?
Yes, you must place it with the clerk of the county you reside in. The reason for placing the rent in an escrow account is to alert the court to a bad landlord. The clerk has a duty to notify the landlord of the rent-escrow and the steps needed to collect the money. Failure to comply with the terms of the escrow is grounds for a renter to quit their lease, demand a refund of the escrow, and security deposit!
What do you do if your landlord is missing so you cannot pay rent?
You could go to the bank and open an 'escrow' account, and put the rent in there. Eventually either your landlord, or your landlord's estate, or your landlord's creditors will come looking for it, and when that happens you want to have both the money itself and proof that you made a good faith effort to pay it in a timely fashion.

You could go to the local probate court and inquire as to who is handling the estate. Otherwise, you should place the rent aside in an escrow account, until someone comes by to collect. Then, ask for proof that they are the executor (or new owner).

No. Rent must still be paid. One violation of the landlord tenant agreement is not legitimate mitigation of another. What you can do, however, is set up a non-interest bearing escrow account and pay the rent to that. You must notify the landlord that this is being done. This is to protect yourself from eviction proceedings.
If you do not know the landlord and he is supposed to contact you after finishing the contract with the managing company and has passed more than one month and you dont know where to pay what then?
There is a record somewhere of who owns the building - maybe the registry of deeds. If you can't find an addess for the landlord, go to a bank and open a special savings account to escrow the rent, then put the rent in that accound each month. If the landlord tried to evict you for non-payment, bring the bank statement to court.
