Lets say you've already posted an eviction notice and they don't comply, you have the right to call the police to get them out. Especially if they're bad rentors (making trouble, being loud, destroying property, etc.) you NEED to call the police on them. Make sure they pay for that month's rent and have them move out all of their stuff. If you've ever provided them with furniture, or have financially supplied them in any way, make sure you get money for those things also. If they've taken some of your furniture or wrecked your property, go to the court system to get it back instead of taking the situation in your own hands. Be wary if they move out in the night or they take anything bigger than what they brought in. It's your property; if they've destroyed it, you must take legal action to make sure they don't hurt anyone else. Remember, you don't have to go up to them and beg and plead with them. Be firm, strong and, maybe, bring someone along with you. Good luck!

YOU NEED TO LOOK UP THE STATE STATUTES for the proper procedures in your state. Landlord/Tenant laws differ from state to state. It is an unfortunate truth that tenants can just walk off without paying, and your only recourse for collecting payment is through the courts. But you must first follow certain procedures as outlined in your State laws. My sheriffs office (Florida) said they couldn't even stop them from moving out, and told me to file a claim in small claims court. Eviction is a civil matter, so police won't be able to help you with that process. If the police can make a case for a crime, the tenant may go to jail immediately -- but that doesn't get you legal possession. In fact, it's conceivable that having your tenant jailed would even delay the eviction process. A proper eviction occurs in the courts. I believe in Iowa you first send the tenant a "3-day notice to quit" for something like nonpayment of rent. If that doesn't get the tenant out, then you go through the court process. That can take a few weeks. The court can then order the Sheriff to forcibly remove the tenant and his/her belongings. I believe an attorney would advise that route before having you call the police. The first response, "you have the right to call the police to get them out", is just crazy talk. Ask your attorney for advice, don't trust crazy people shooting from the hip like that person! "Making trouble and being loud" doesn't sound like a legal standing for a fast ousting to me. "Make sure they pay for that month's rent" sounds like answer F in the Landlord Certification Exam.
