I am assuming you mean for an in-ground sprinkler system as opposed to a fire suppression sprinkler system like you have in the ceilings of some buildings.

You generally cannot patch a break in a sprinkler system. The pressure is too high and the patch will blow out. You need to replace the part of the pipe with the break in it.

1) Shut off the water to the portion of the sprinkler system with the broken pipe.

2) Dig down to the pipe - CAREFULLY so that you don't add more breaks to the pipe. If you already have a pretty good idea where the break is, then dig over that area, if not start in the middle of the area where you think the break is and when you reach the pipe, dig a trench along the pipe until you find the location of the break.

3) Dig a couple of feet along the pipe on either side of the break and wide enough to have room to work on the pipe. Depending on the type of pipe that may mean a foot on either side and a foot below the pipe (if it is metal and you need to get a monkey wrench on it.

4) Cut the pipe a few inches on either side of the broken section of pipe and remove the broken section.

5) Measure the length of the section you cut out.

6) Get a piece of new (intact pipe) at least that length and of the same gauge (diameter and wall thickness)

7) Join the piece of new pipe to the ends where you cut the broken piece out. Exactly how you do this depends on the type of pipe. If it is steel you will need a pipe threader to thread the pipe ends that are still in the ground as well as the replacement pipe, some Teflon pipe sealing tape and some union fittings. If it is PVC you need a couple of unions and some PVC pipe sealant. If it is polyethylene or polybutylene, you will need a couple of unions and some ring clamps. If you don't know how to join the pipes, you need to ask a new question about joining the type of pipe you have.

8) Once you have joined the new piece to the old pieces, turn the water back on to the section where you were working and check to see if it is leaking. If it is, you have to go back and fix the cause of the leak.

9) Once you are confident that the pipe isn't leaking any more, replace the dirt under the pipe and pack it down as best you can, then fill in the rest of the dirt over the top.

Does condo association insurance cover broken water pipes outside?

Read your governing documents to determine who owns the water pipe. If the pipes are for the sole use of a single owner, then the pipe may be considered 'limited common area', and the owner may be responsible for repair. The association may make the repair, then charge the owner. If the pipes are for the use of everyone in the community, such as pipes for a sprinkler system, then the association's policy may cover the cost of repair. Usually, one party is responsible for the repair and one party is responsible for paying for the repair. The 'one party' may be the same party, or it may be different parties.

What sprinkler systems are the simplest types of automatic fire sprinkler system?

Automatic Sprinkler of Connecticut LLC specializes in the simplest and most cost-effective types of automatic fire sprinkler systems, wet pipe sprinklers. Wet pipe sprinklers are the most common type of sprinkler system and are very reliable. They use water from a pressurized supply line to activate the sprinklers in case of smoke or heat detection, quickly suppressing any fires while minimizing damage.

Automatic fire sprinkler system?

An automatic sprinkler system is a system in which sprinkler heads are fixed in piping system were pipe is fully filled with water or air under pressure and, at a certain calibrated temperature, sensing elements in sprinkler head breaks and allows water flow. Other types of systems rely upon electrical sensors (smoke and heat sensors, or manual switches) to initiate the flow or to pressurize the pipe so that sprinkler heads activated by the heat will flow water. Somewhat more rare systems, for extremely high hazards such as rubber tire storage in a warehouse, may have sprinkler heads that are always "open", allowing the entire room to be flooded when the pipe is pressurized.

How do you tell if you have a pipe schedule sprinkler system?

Pipe schedule systems were used until hydraulic calculations became the norm in the mid 80's. You can tell if the system is pipe scheduled when the piping sizes decreases as you get farther away from the water source (sprinkler riser). The larger mains will reduce as less branch lines and sprinkjlers are being supplied.
