I found a website that has commercial and industrial carpet cleaners at daimel.com. It would be of personal choice as to which would be considered the best. They have different pressure and extraction levels to remove stubborn stains.
Selling your house with wood flooring is the best because that gives the buyer the capacity to keep the would or add carpet. Having to remove carpet if you had it would complicate things.
