If you know the dog was "almost" abandoned by its owner, then you must know who the owner is. Approach them and ask if they will let you have the dog, or sell it to you for a small fee.

What is the law in Arizona to get an abandoned title on a quad that was found in the desert?

I would suggest getting the VIN off the quad to make sure it was abandoned by the owner and/or called a total loss in an insurance claim. Or find out if it is stolen property, which in this case getting the title will get you in hot water. "The person who has possession of the vehicle shall submit an abandoned vehicle report" this was the best I could find as far as far as AZ law. Put the Vin through CarFacts or your insurance rep can do a search. "If recently lost or abandoned property, or even property purposely secreted and hidden by the owner, is found, regardless of on whose property it is found, the finder may claim that property for themselves. There are of course a variety of limitations made to that claim. First, a serious effort needs to be made to find the original owners, who, the law suggests, retain their ownership. For various types of property various time frames are imposed for this search to be accomplished. During this period, the property may have to be deposited with a neutral party, such as the police agency of the area. But if, at the end of the search period, the owner has not come forward, it is the collector, not the landowner, who has rights to the property."

Can you put a lien on a boat abandoned on your property for 6 years?

You could, but that would only keep the owner from selling it before satisfying your claim. It would be better to file for a junk, or abandoned title, and then sell it. The rules for this vary from state to state, so you would have to contact the agency that controls watercraft registration in your state.

Does adding someone to Quit Claim Deed mean that the original owner is permanently forfeiting total ownership of the property?

A quit claim deed gives whoever is on it the same rights to the property as the original holder had. If you create a quit claim deed for property you hold title to and put your own name on it along with someone else, you are essentially splitting the property in half.

Do you still own a dog that is registered in your name but is in the custody of someone else?

Registration alone doesn't prove ownership of a dog. A person might be considered to have abandoned a dog if it was left in another's care for a prolonged period of time and the original owner did nothing to provide for the care of the animal or if no specific arrangement was made to return the animal to the original owner after a specified period.

Would acquiring the original deed be better than a quit claim deed?

No. In order to transfer title to real property to a new owner the new owner must get a deed from the present owner. The "original deed" was a transaction between the grantor and grantee on that deed.No. In order to transfer title to real property to a new owner the new owner must get a deed from the present owner. The "original deed" was a transaction between the grantor and grantee on that deed.No. In order to transfer title to real property to a new owner the new owner must get a deed from the present owner. The "original deed" was a transaction between the grantor and grantee on that deed.No. In order to transfer title to real property to a new owner the new owner must get a deed from the present owner. The "original deed" was a transaction between the grantor and grantee on that deed.
