- Monuments that no longer exist such as trees

- Inadequate descriptions
- Missing historical records
- Missing estate records
- Unrecorded deeds and errors in deeds
- Incorrect area measurements in ancient deeds
- Databases that lack older records
- Co-ordinates that change over time
- Land features that change over time due to such factors as weather and catastrophic storms
- Prior recorded surveys that contain errors
