Theme ParkThere is hundreds if not thousands of items to go over when starting ANY business, especially a theme park.

This would be a nonexhaustive list but I'll try to list what I think could be the most important aspects:

First and foremost, land. How much land will you need? A plot of land say the size of Disneyland or Six Flags WILL cost several million dollars, and that's just the land. A "Family Fun Center", a place featuring "Carnival type rides" and miniature Golf, for example, will obviously cost significantly less for land.

How will your park look? What kind of park do you want? What kinds of rides? Those decisions will decide if your park will be "family friendly" like Disneyland or "teen friendly" like Six Flags.

Let's not forget all those staff members, and the labor you will have to pay them in order to keep those restrooms clean and your rides in good working order.

You will also need to think about liability, and what you plan to do in the event of a roller coaster accident or even worse, a death on a ride.

You will need to advertise your park, so people will visit it. You will also need to think of what you can offer people that other parks possibly haven't thought of yet.

If I may make a suggestion, I suggest picking up the game "Roller Coaster Tycoon 2 or 3", and in this game you can build your own theme park. You can probably get a ROUGH, ROUGH, idea of what it takes to build and maintain a successful park.

The cost of building a water park would be driven by the following factors.

Size of Park

Location and Access

Land costs and Infrastructure Availability

Equipment and Theme.

Current estimates run at $350 per square foot. So a 3 acre water park can cost around 45 million. This should include the lodging, support services and equipment. These are rough numbers and can vary depending on varies factors.

Theme parks and amusement parks come in all shapes, sizes, and costs, so there isn't one easy answer to your question. Depending on land costs, you may be able to build a small local park for 10-20 million, while a major regional park could cost as much as 400 million or more.
