The most important question any business faces is how to keep fixed costs low(overhead) because no matter what sales (income) volume you are going to have you are always going to pay for those fixed costs before you make a single dollar of profit. An example of fixed costs are rent, equipment leases, utilities, taxes, licenses etc. Some people also consider top people wages to be a fixed cost as well because no matter what sales volume you have the manager/owner still costs the same especially if they are on salary.

Location is the second most important factor as once you decide on it it is very difficult and expensive to change. foot traffic, car traffic, nearby competition, visibility, and of course price as well as price to convert to your use are all factors to consider. Clearly the best location is one that balances the costs versus all the other factors. It's always one of the most agonizing decisions to get made.

People are a key ingredient in any business. Is the location you are choosing going to have an adequate labor supply? Will the labor supply already be skilled or will you have to train them to do the most basic of things like make change, sweep, mop, clean? You may scoff at what is considered a skill in the restaurant industry but I do not.

regulatory environment is also something I take very seriously. Nobody like to have petty bureaucrats ruining your day by making the simplest of things unbelievably complicated and unnecessary. Many cities have gone way past keeping peoples food safe and gone into vague areas of regulation that leave government employees with way to much power and usually a time consuming and expensive appeals process.

  2. Publicize the establishment as much as possible.
  3. Have a good setting in the place itself.
