Economic reasons, mostly- sometimes the main local employer, such as a mine, quarry or agricultural concern went bankrupt or relocated, meaning that there was no work for the town's inhabitants, so they too moved on to look for employment elsewhere.
In a few cases it has been because of war or disaster- for example, the town of Pripyat in the Ukraine was right next to the Chernobyl nuclear power station, and the inhabitants of that HAD to flee to avoid radiation poisoning. The town of Varosha in Cyprus is a ghost town because of the Turkish invasion of Southern Cyprus in 1974- most of the inhabitants were Greek, who fled fearing Turkish military atrocities, but under the terms of the ceasefire deal, the Turks have agreed not to inhabit it provided that the Greeks respect it as being in the Turkish sector.
In other cases, towns have been built by mistake- the developer believed that they would attract new residents and buisnesses keen to experience something new, but badly misjudged the public mood and found that in fact, nobody was really interested in the new venture! So in these cases, nobody has EVER lived in them in the first place. Most of these examples have been in the Far East- China has several new cities that are spanking new with every concievable amenity, but they just don't capture public imagination. They may have a few hundred inhabitants, but not the tens of thousands that the Government in Peking dreamed of, simply because folks are happy where they are and see no reason to move just for the sake of moving.
It should be mentioned that in the case of the USA, most 'ghost towns' didn't become so overnight- the inhabitants gradually drifted away over a period of several years, so they were not COMPLETELY uninhabited for a long time after their main economic source became unviable.

People move out of ghost towns usually due to economic downturns, natural disasters, depletion of resources, or changes in industry that make the town unsustainable. As businesses close and jobs disappear, residents are forced to leave in search of better opportunities elsewhere.
