Why kashmir is a major dispute between India and Pakistan?

The main issue between Pakistan and India is Kashmir Issue. The question is why Pakistan and India wants to control on Kashmir, according to me the main reason are:

1: Kashmir is the major tourism area in South Asia.

2: The land of Kashmir is best for agriculture and mining.

3: Two rivers River Jhelum and River Chenab comes from kashmir.

4: The border of kashmir join or attach with five countries, which are China, Afghanistan, Pakistan, India and Tajikistan.

At the time of independence, maharaja of Kashmir was asked whether to join India or Pakistan, as Kashmir was princely state...3/4th population of Kashmir was Muslim but under pressure from Indian government maharaja decided to join them..Gandhi also wanted that people of Kashmir should be given the right for joining either India or pakistan..he strongly promoted non violence but Indian government sent military for occupation..

It was in the dream of Pakistan Kashmir to be its part in1947 (having the logis that most of the population of Kashmir is Muslim).

Before separation ruler (king of JnK) was Hindu.

India though promised for Referendum, never allowed that.

This is the reason for dispute! And 2 countries fought 3 major wars
