Getting runaround with Fannie Mae property - they keep countering with asking price?

What is the name of your state? Michigan I have been trying to buy my first home for just over a year. Its hard not to look right now since I have no debt, a decent job, and decent credit. I have this property in my radar that has a worthless <700 sq ft house on about 5 acres. Their asking price was 126k and I offered 100k. They counter with 117k and then a few days later they drop the ASKING price to 117k. I counter them back with 102k and they counter back with 117k again. They won't budge on me asking under 13% from their asking price. What is wrong with this picture? Why are they playing games like this? My realtor's son got rejected for offering 75k CASH for a 80k asking price Fannie Mae owned property a month ago. Are these folks INSANE?? The housing market here is still falling down into hell and won't be bottoming out for a while. Is there any way I can contact Fannie Mae directly - to a human - instead of dealing with their contracted local selling realtor? This guy doesn't care about crap. Dime a dozen attitude and is full of BS. I lost a house last year after 6 mos. of screwing around because of the bank's seller contractor kept giving us the runaround. I walked away and my buddy bought it after hiring a $175/hr lawyer who put two hours work into it and called the bank directly and ONLY dealt with the bank. Can I do this with Fannie Mae? ******** Update - They must have read this - they accepted my offer this morning but of course with some stipulations that I use ExpressPath Also posted here: http://lawvolunteers.com/law/290/138290-getting-runaround-with-fannie-mae.html

How many miles can you get out of a dodge ram van?

I had an 88 b250 and an 92 b150 the 88 had 300k and the 92 had 200k but was in bad shape when I got it at 117k. Both vans I drove to the scrap yard. The main issue with those vans are the severe rust problems that occur here in northeast Ohio and many other areas. I spent a total of 1500 for both vans and got 1000 of it back in scrap. I did well over 2 million worth of roof and siding jobs with those vans. I never replaced a major part once just some brakes and mufflers and a couple hoses. Needless to say they are awesome work vans.

How do you know when to change front brake rotors on 98 CRV It has 117K and I don't want to seem fooish at service center.?

Don't feel foolish. In fact, you're smart to even know to ask about it. The rotors have to be checked with a micrometer for thickness. Your brake service center will do this when you take the rotors in for re-surfacing. note: in many cases it's only a couple of bucks more to buy new rotors from one of your local auto parts stores then it is to have them re-surfaced. The point being, it might be easier to just buy new ones and forget the re-surface hassel. And they'll be new too so no worries!

Your home recently foreclosed you had a first and second loan The first loan handled the foreclosure487k now you are left with the second loan 117K What happens now?

When your home is foreclosed on, the first or second can start the process. If you have a first mortgage and a second mortgage, your first mortgage is the first lien holder. Therefore if the second was first to foreclose they would have to pay the balance or negotiate the balance (agree to lower payoff). When a home is foreclosed on, all debts against the home are extinguished.Normally in a foreclosure the first mortgage will not negotiate with the second mortgage, in this instance the second mortgage would be out of the picture. VALUE (appraisal) plays a huge role in this process.

Do you get less mileage with ethanol enhanced gasoline and if so which gas stations sell pure gas?

You will get fewer mpg's with ethanol enhanced gasolineethanol yields 75-85k BTU'd per gallonconventional gasoline yields 108-117k BTU's per gallon When US Refineries volunteered to remove MTBE, ethanol was chosen as one alternative Ethanol content in gasoline varies by state and sometimes by city in the USthere are about 150 different blends across the US -- sooo, happy hunting til thaneasy on the throttle = more mpg & freekeeping tires properly inflated = more mpg & freehighperformance air filters = expensive but pay for themselves via more MPG So I guess this means that if a seller is adding "Up to 10% Ethanol" and selling for $3.99 / gallon and another station is selling for say 5 cents a gallon more, but it is 100% gasoline, you'd actually be getting a better deal mileage wise with the 100% gasoline. In my area we always see the big dealer, Sheetz selling the cheapest gas. But, they are now selling 10% ethanol. Many people are seeing their mileage go down when they use this ethanol based gasoline. Personally, I think all stations should be required to tell you the ethanol content much like other business's are required to label their products with it's ingredients. This statement of "Up to 10% Ethanol" shouldn't be legal. Is it 10% or 5% or 1%? When I'm shopping for gas I want to buy the best price per gallon. But, I want the best miles per gallon also. Who regulates this in a state like Pennsylvania for example, that does not even test fuel quality and octane ratings let alone ethanol percentages?I have an anecdotal answer. Our hybrid Highlander dropped from 29 MPG to 21 MPG when we were forced to switch to ethanol. It went up to 26 MPG when the software was modified. (Remember the plural of anecdote is not evidence.)Answermost of the Phillips 66 stations do not use ethanol ,shell marathon conoco Shell just started using it a yr. ago. Now there is no station that I know of where you can buy gas without ethanol.Due to state and federal government tax breaks it is almost impossible to find gas with out ethanol added. Your best bet would be to call your local stations, ask for a manager and ask them what the ethanol percentage is in their fuel.
