Everyone Should Have a Home Warranty?

A home warranty is sometimes included in the sale price of a home, however sometimes the warranty is not included. A home warranty is definitely an advantageous purchase for a buyer. When you purchase a home, you have no guarantee that the heating or air conditioning systems won’t stop working. There is no promise that the electrical system won’t experience problems. And, of course, if the home includes appliances, there is no way to know for sure that they will remain in perfect operating condition. A home warranty is a service contract that gives the homeowner assurance, knowing that should there be any problems with the covered systems and appliances, they are covered. Every home warranty company and contract is different. You should always review your options for coverage prior to purchasing a home warranty and familiarize yourself with coverage levels if it is included in your purchase. When you call for home warranty service, a technician will be sent to your home to evaluate the problem. Should it be determined that normal wear and tear is responsible for the malfunction you are experiencing, the system or appliance will be either repaired or replaced. That decision rests with the warranty company, who will notify you of their decision shortly after the technician’s visit. If you are selling your home, you have the option to include a home warranty in the sale of your home. There is a seller benefit in some contracts, that covers repairs or replacement during the time that the home is listed for sale. If you do purchase a home warranty, review the list of exclusions, included systems and appliances and the terms of service agreement immediately. If you should experience a problem, it is critical to call the service line at the warranty company as soon as possible. This will ensure that your problem is addressed quickly. If you are buying a home, it is important to protect your investment with a high quality home warranty contract.

Can insurance company not renew policy because of the siding on home they insured you for 14 years same siding?

Homeowners Diminished Moral HazardYes, If your home has deteriorated due to lack of maintenance or upkeep your Insurer may cancel or not renew your Home Insurance Policy due to what they consider a diminished moral on the part of the homeowner. In layman's terms a "Moral hazard" would translate into a lack of enthusiasm in your home ownership or a diminished will to maintain your home and property.Remember that your Homeowners Insurance Policy is hazard or perils coverage. It is not a home warranty or a maintenance program.

What is a home warranty company?

I am a Colonial Home Warranty customer and am currently under a 3-year contract. (I am in no way affiliated with any home warranty companies and am just an average homeowner with my only "agenda" being that I would like fairness and professionalism from the companies with which I do business. Having said that, I am EXTREMELY dissatisfied with Colonial's customer service. I have finally given in to their completely unreasonable "Buyout" offer in lieu of repair or replacement of my dishwasher because I can see that there is absolutely zero chance of reasoning, let alone even speaking, with anyone on any "management" level to discuss the merits of my appeal. My appeal letters have been ignored, my emails have also been ignored, my phone calls have not been returned, and I have been told that there are no supervisors available to speak with as "they are all very busy" and there is nothing more that can be done for me. Colonial chose to take the cheapest way out when a repair was possible for a reasonable cost. The company will hide behind the fine print in your contract and bank on the fact that you probably will not actually ever choose to arbitrate their poor customer service since the cost to you to do so would be too high. DO NOT conduct business with this company. My previous home warranty was with American Home Shield. It expired, so I went with Colonial after being bribed by their slick salesman on the phone, however I will not be renewing my Colonial contract (American Home Shield has much better customer service.) I urge you to NOT conduct business with Colonial Home Warranty Company.

Does my new build home require a home warranty?

You should check with your home builder as to the exclusions if any to your new home warranty and what is covered. It would be advisable to take out extra coverage to warranty any problems which the initial home warranty may not cover.

What is service contract?

It is exactly what the name implies. A services contract is a contract where one of the parties is providing a service. For example, you probably have a contract with you cell phone provider for phone service and another services contract with the company that provides internet service to your home.
