Hmm, I think you'll struggle to get a direct answer from a represntative sample of companies in one city! However, I can give you som e more general info about what has been happening in the UK as a result of the recession. I imagine the US will be experiencing the same sorts of conditions.

The major self storage companies in the UK have seen their utilisation drop by 7-10% - a massive drop. However, their (already high) rates per sq ft have generally increased by 5-8%, so they are more or less keeping pace on a revenue basis. The companies with lower rates have tended to do better - folks look for better value in a recession. It seems that the rate of new site openings has also dropped very sharply - this fact should support pricing and occupancy rates into the future.

In short, some do and some don't. Not very helpful, I know, but you do need to check with the particular storage location. Some sites will have electricity in some units and not others. You should expect to pay a premium if you want it - it costs a really surprisingly large amount of money to wire up, provide power and extra insurance (due to increased fire risk etc).

If you're saying that you're a storage company and you're trying to auction off someone's goods because they stopped paying their bills, then I don't think you need an auctioneer's licence. Best bet is to stick the stuff on ebay, or you might find it easier to just pay someone to take all the junk away(most delinquent storage units are full of junk - otherwise the customer would pay the money to retain their valuable stuff!

Absolutely you can sue the landlord/owner of the storage unit. He or she has a legal duty to keep the unit in reasonably good repair, unless your rental agreement states otherwise. If the value of the damaged property is $7,500 or less, you can sue in small claims court. If the value exceeds $7,500, see a real estate attorney. Depending on the value of the property you can bring an action in small claims court. You must have a copy of your lease, proof that you had exclusive rights to use the storage unit and receipts for the property that was thrown out to prove the dollar amount of the damages. You should also try to obtain proof of when the property was thrown out. If you have any photos of what was stored it would be helpful.

How much you are charged can vary pretty substantially between the companies. Consider the following:

* How much are the delivery and pick up charges?

* How much time do you have to pack the pod (once it is delivered?) Read the fine print of your contract, as even a day or two over your scheduled pick up time can result in higher costs * Can you access the storage if you need to at no cost?

* What is the cost per square foot/inch of storage? The size of a provided storage pod can vary between companies * Do they charge you for ALL pods that are delivered or do you just pay for what you use? * If you need to break your contract, what are the penalties?

The cost of a portable storage unit is going to vary based on numerous factors. Expect to pay anywhere from $50/month to over $150/month for a storage pod. This does not take into consideration the drop off and pick-up charges, which will run from $100 t0 $150 each way.

With PODS, it depends on where you live and whether you'll have them move it anywhere. If so, it depends on how many times and how far they have to move it.

Your contract must spell it all out for you in plain terms, and they will give you all that information in the notice of default, or you can simply call them and ask.

The owners actually have a lien on your property from the moment you store it in their self-storage unit until you remove it.

Title 55, Chap. 23, §55-419 (enforcement of lien).

It requires them to give you 20 days notice of sale (by certified mail) after you have been in default for 10 days, at which time they can sell your possessions. So, on the specified day, no less than thirty days after payment was due, they can sell your stuff, if they have notified you properly (of the default and of the sale) and you failed to pay.

You have a total of 100 sq ft of storage space in the two storage units (2 x 50 sq ft). A 3.5T luton van will generall take about 85 sq ft, or if you take a 7.5T box truck, these will often have a 20 x 8ft box on the back, therefore 160 sq ft. If your storage units are packed in tight, you'll need the 7.5T truck.

In my opinion yes. As long as your personal property is stored in a location that is not a residence or could be considered a residence.
