Anyone who files a claim against property that has already been conveyed is out of luck. That's the reason for the title exam: to determine that the title is clear. The person in charge of recording the deed to the new owner will check the title again in the land records before recording the deed. Once the deed is recorded any creditors of the prior owner who haven't recorded their liens are cut off. Your land cannot be encumbered by someone else's debt that was not recorded prior to the sale.

The only entity who can file a lien against property after it has been conveyed is the town for non-payment of property taxes. Generally, a town has a 2-4 year period after a conveyance to assess the property for unpaid taxes owed by the prior owner. That's why the attorney representing the buyer makes sure that all real estate taxes have been paid up to the date of the conveyance.
